The damage is north of 150k.

@Tim Lewis thanks for the info, I actually moved to Cleveland so wanted to get a reputable pm for properties I already purchased.

I received an insurance payout for a damaged roof on a rental property and the contractor doing the work is offering a discount for cash payment.

FYI We looked at purchasing one that was operating already with a lease and I was really surprised how hostile banks were to the concept--they viewed it as a risky and potentially reputation damaging business.

It all comes down to reputation, communication, and licensing.

I feel like I’m opening the possibility of problems with a stay over, or the place is left with damage and cleanliness problems without recourse.  

BUT, when you “accept” business that has low profitability, takes an inordinate amount of time, is outside your area of expertise, or does not add to your reputation for expertise, you’re replacing highly profitable business that does add to your reputation as an expert and leads to more profitable business.

Building Reputation: How did you go about getting your name out there and establishing credibility as a private lender?

IS it worth investing not only 70k, but the brain damage and the time it takes to achieve the desired return.

Update: I just had one of my mini splits leak into an interior wall creating some damage to my awesome 1912 Craftsman.
