I'm working on a flip and had planned on sanding the cabinets, repainting them, and adding granite.

In other words, you will not have to lift a finger re-painting the walls, fixing the dents and dings, cleaning the stains out of the carpet and all of the other traditional cosmetics usually done in order to sell a home.       

We had remodeled the bathroom, repainted the entire house walls and trim, fixed a dozen various things that were wrong when we bought the house.

If I'm able to rent it out as soon as I repaint the owner occupied unit in Feb/March latest by July 1st, I should still be okay with this deal. 

If it helps, this is for multi-family in Southern California and I was thinking things like repainting interior/exteriors,  redoing flooring, redoing front lawn (if available), recaulking bathrooms, redoing countertops, etc.Thanks!

Will be doing some minor repainting there and likely painting ask there is a significant amount of mismatch.

There were additional issues with tenant repainting, inoperative smoke detectors and lights, and a couple of hours worth of interior and exterior cleaning that we were not planning on charging to the tenant because we have 2 very major issues.The tenant put down carpeting over our tile floor.  

Ask them if you can clean or repaint, update some fixtures.
