Without knowing the market I'm passing on this deal if the condition doesn't reflect reality. 

Agree with @Nicholas L. and @Jay Hurst - for those of us that live in reality and have nothing to sell, it's really hard to execute a BRRRR from across the country.

I always tell myself - “I’ll start connecting when I’m more experience” when in reality, reaching out and laying my cards out might be just what I need. - I’d love to get some thoughts on my situation.

What is he legally allowed to do in the company if we were able to successfully bring it to reality? 

The reality is physical assets are rarely intrinsic.

But in reality I guess that is what everybody wants, lol. 

In addition, the housing markets in many parts of the country have been increasing steadily, if not briskly, for almost a generation without any significant re-alignment to the underlaying economic reality.  

That is what I am saying.People see ONE "expert" get rich off of cold calling the foreclosure list, and read  ONE (or a few) comments here on BP saying "I became a millionaire doing foreclosures", and they think,  "thats how you do it", but in reality, all you have done is prove it CAN be done.There is a big  difference.But yes, you get my point.

In reality, its just more cash flow you are missing out on.

Forcing you to close in person is ridiculous as the reality is these days due to COVID, many title companies are only doing remote closings.
