Something very similar happened to me about 2 months ago.The way I see, the range of possible responses  fall into 3 general categories:1) You were wronged and the bad actors must be punished for their actions. - I see this as mostly an emotional reaction.

(Building new is punishing unless we end up getting north of $2.50/ft or 30 year for rent.  ($36 a year is HARD to get in little Salem OR).

In Portland, they limit rent increases to 10% per annum - Sense is that it'll get worse for landlords than better.This punishes nice landlords in terms of income when they own them and sales price when they sell.You get a couple of years of no rent increases and may take you 3 year at the max to catch up.

I don't believe paying rent dismisses the case once summons was issued.Here is copy/paste link"If you stay beyond the three days without paying the rent that is properly due, you will be occupying the rental unit unlawfully.

The buyer's title company has declined to escrow the amount, even with insurance, to mitigate the lien and close the sale.At this point, if the title company arbitration is not successful, I will be forced to be litigious and file a suit for an unlawful lien.

If you advise them to do a sale and they have filed for bankruptcy, you have in essence advised them to payoff a creditor in favor, perhaps, of other creditors, which is unlawful conduct.
