The property is located in a residential family neighborhood but close to major employment hubs (8 miles from DTLA, 5 miles from Pasadena).

When you account for current housing such as Sol y Luna, the HUB, the District on 5th, the Cadence, INDI, Campus Crossings, and a plethora of others you are looking at a large and growing supply.

Construction is going on everywhere and we just got a new FedEx hub.

Those seeking confirmation-bias of there fear-porn dooms-day scenarios will always grab to "well, well, what if you buy at this exact time, and sell at this exact time" lol, well DUH!

Alcohol and porn always went first. 

It’s a technology hub with a national lab in the city and the public schools are good there. 

Are there any venues, attractions, large employers or transportation hubs located nearby where tenants may want/need access to short term housing during all 4 seasons? 

Also, Durham, Sanford and Kenly are much further outside of the hub of Raleigh than 20-25 minutes...Appreciate the response, but let's direct the conversation to the financing / borrowing questions instead of going hunting for properties.
