They dont even know if they live there.2 days ago I get video of a makeshift pen with a pitbull of some sort penned up in the back yard and then today photos of trash strewn all over the back yard.

Taking a photo of the sticker for later reference sometimes works, but zoom into the photo right after you take it and make sure you can read everything... the furnace sticker is sometimes in a dark corner and the outside sticker sometimes gets faded in the sun.

Now I typically will go to the property and give an estimate, take photos and create a scope of work in the first 3 days, then we revise it when the inspection report comes back, and then we bring in the contractors.

Others will chime in and say "you aren't advertising the house, you are advertising your interest in a contract", however once you show photos of, specs on, and address of a house, you are advertising the house for sale. people seem to do it all the time, but I would be careful, as it seems they are cracking down.You have it under contract... your inspection period should be spelled out.
