Found a perfect house with 5 bedrooms, all one level.

The holy grail investing strategy is when one can perfectly time the market.

It is also very hard to "perfect BRRRR" here as with most cities. 

The model will seem like it will work, but what happens is that a small market shift tanks the entire algorithm in one month and then you can't sell anything.

A perfect/good BRRRR results in no out of pocket investment meaning you extract all money invested.  

And a big propane tank that runs the water heater and stove.

The cost of not buying could be way steeper than the few dollars in cash flow you get from waiting for the perfect place.  

If you have a reliable, thorough cleaner and you are striving for 5 star ratings, I would pay the cleaner whatever they request.When I finally found such a cleaner, I asked her how much she wanted to make it worth her while to guarantee my unit would be cleaned perfectly and on time.

Only one thing, it sits on a septic tank.
