Since you’re already diving into BiggerPockets, focus on clarifying your investment goals (house hacking, multifamily, or BRRRR), building your network with experienced investors and lenders, and most importantly, taking action by analyzing real deals.

They are a bad deal for homeowners and a terrible deal for rentals. 

Then when you see some tractions or close some deals, you can reinvest in your website.

To only invest $5k into the deal with those returns is fantastic. 

I’d be interested in getting on your list, if you truly have that many deals to shop.

The pet thing is something that will be tricky to navigate and it may be something you have to deal with at first, however, moving forward set your own rules to your liking.

Found T&H realty services to be pretty interesting as they provide both buyer brokerage service (to help me find deals) as well as do property management i.e. they are not full turnkey provider necessarily, but reduces some of the hassle for me I guess as an out of state investor. 

However, a great deal came along my way.
