I just recently added Someway and VRBO as listing channels but have not yet optimized completely to increase income and to limit time requirement.I would recommend that you calla few property management companies that handle rentals in your area, have them provide furnished rental comps and expenses.

For the corporate tenants you might have had, have you focused on creating relationships with those companies, so that they could provide a future stream of incoming employees, or have you fully relied on Airbnb as the only communication channel?

I am thinking I can just not have the equity backed by an official note (the people who would be investing with me are a close friend and my family so they trust me) and that would be okay, but I am not sure how un-documenting this large sum of cash would mess with FINRA’s regulations...

If we change fees after that form is shown to you we have to show just cause.So if a lender says "your fees will be about $3,000"...there might be even a form called a "fee worksheet" that looks pretty official.
