Love listening to all the gurus tell you to just tap into your house's equity to use it to create wealth, but you can't tap into money you can't afford to pay back.  

i've been listening to a lot of Jason Hartman and while I don't agree with him on everything I've been getting a lot out of his content - he talks about demographic changes, the inventory shortage, rates, unemployment, all this stuff.i was thinking, if they can launch that crypto ETF I might put $1000 into it. 

I recommend finding and listening to real estate podcasts.

As a newbee investor my question then becomes how to find and analyze deals.I am out of Utah and Just started listening to the bigger pockets podcast today.

So I will have to go about calling property managers and real estate agents to get a better idea.Now, everytime I watch a video, listen to podcast, read an article, look at instagram, etc. different cities attract my attention, and I can't seem to decide where to focus on.

It felt like the person I was talking was reading off a scrip as opposed to listening to what I was saying.

Advertising, marketing, and mileage add up but realistically the only thing you need to do is spend gobs of time belly-to-belly talking to people, handing out your card one at a time as fast as you can, and listening for opportunities to help people.

Most sellers are listening to their agents who have a very inflated view and/or think when these rates come down we'll list and it'll explode.
