It lasted several hours, almost caught my house on fire when a bottle rocket landed on the roof and was much more of a nuisance in my opinion then faint yelling in the distance of a guy with psychosis.

I can’t copy and paste the relevant text on the device I’m currently using, but I would argue 11-H and/or 12 (as “other nuisances, hazards, or circumstances” and assuming the entire neighborhood is affected).

Any costs above $50 will be landlord responsibility unless it is determined to be caused by tenants' improper use/negligence  (example: flushing items down toilet other than toilet paper) Not only have these two lines saved us money but also a lot of driving and avoidance of nuisance calls.

You can charge above market rent, no maintenance with a nuisance clause up to $X (which would be good if you and/or brother aren't local or don't want to landlord), and then when the tenant buyer does qualify sometime in the future (or moves out you can do it again) you can then buy out your brother if he's still on, pay off the HELOC and use the remaining sale $ for seeding your next purchase.

Later your excuse to withdraw consent can be your insurance guy told you not to do that, or your attorney or developer or perhaps the city may say that it invites a public nuisance, you know, it's never your fault!

I have a property that they tacked 3k on to the property for nuisance fines, but supposedly after I get the garage torn down they will go away..
