I just have to be a contrarian here @Caleb Heimsoth  as Caleb states I cannot think of anything risker than remote rehab for beginners.. keep in mind the author is a very experienced real estate professional and what works for him simply is not germane for beginners I know they want to sell books on this site.. but I fear there is going to be some really sad people that try to do this and simply don't know what they don't know.. all to just save 5 to 10k  extra that a flipper that does all the work and takes all the risk makes bringing you a finished product.. you can lose 10 to 20k in a heart beat doing this if not more.. 

Let go of your fears and envision a life that makes you uncomfortable cars, houses, traveling, stability for your kids, your family, the ability to give even more back to those who need it and your community.

Bragg which seems to me like it would help to stabilize the market somewhat (don't think there's any fear of them shutting it down...)I know there are plenty of large corporations in Rocky Mount but my concern is there's not much else. 

But...My fear for your is if you try to manage the flip yourself while trying to juggle your W2 and your family, something will give.

In order to apply for these licenses we need to have the real estate first but most people won't lease to cannabis businesses because they fear their bank will call their note.

Mostly agreed... the biggest hurdle most of us have is the fear of rejection and unfavorable opinions.

It is feared that that may just be the beginning of the suppression of rent increases.   

I fear this may be my biggest hurdle while getting started.The AskAre there relationships where a wholesaler has a contractor to estimate the repair cost of properties and the wholesaler give the contractor a portion of the profits for the properties that are sold?
