So by waiting you are going to be missing out on several good deals and now up against 10-15 people all wanting the same house going to the highest bidder.

Do that in your post and ask what are you missing before deep diving and looking for numbers or marketing analysis.  

So you miss out on market participation.

Find a local real estate investing meetup and never miss it.

I'm sure I'm missing some other options, but none come instantly to mind.

As things moved slower and maybe missed out on some good tenants not wanting to participate in that process.

a lot of folks jumped in to help with the money question... but there's a lot of background missing here.
