generally though if your doing this with other investors you dont personally know then a PPM would work.. or if its just a few say 2 or 3  then an LLC would work .

I'd agree with mortgage news daily - the "average mortgage rate" generally tracks very very closely with the 10-year treasury yield (+ a somewhat steady spread) - google and yahoo finance on that are pretty handy

I live in North Georgia and a few people have said the town in general has declined since the casino was built but I figured that would draw more interest and the numbers still look pretty good.

@Ramada Evans your approach, not doing your own research and just asking a bunch of strangers for general advice, has a high probability of ending badly. 

This gives you the benefits of ownership without the hassles of “landlording” or playing general contractor—in my opinion, it’s a more feasible arrangement if you’re looking to live in one state and own in another.The initial outlay can be pretty reasonable as well.

I'm not a big personal fan of Easton or really anywhere in ABE, but it's generally held its own even as a decent number of people make that crazy-*** commute into NYC.
