My first "job" out of college was tutoring reading to abused children with mental retardation who were in foster homes.

Something that those with the mentality of a pimp of hosuing wouldn't understand.And, I had investments of my own during the entire period, had nothing to do with these activities.This does not include the homes I have had shut down for code vilolations with frequent violators.

Guys who have been in the trades for months, years, or even a lifetime... estimating is HARD, MENTALLY DEMANDING WORK.

Unless she is mentally unstable, I would go so far as to tell her what your situation with this property is, that you lose every month and the best option for you is to sell the property.

5. i was SO beat down (along w/some very poor herd mentality investments in other things) that i am now committing @Will Barnard 's other mistake of spending 4yrs - currently in 2nd year - of wanting/planning to get back on the horse before really doing it (again). 6. working backwards from goal to action steps and committing each day or regular period time per week towards attainment of that goal - while consistently networking... working on that now... :) 7. and lastly... knowing the numbers, the market, the area, and the numbers - practical and on paper.

For that matter, anyone who's job involves doing the same task over and over - whether its a manual task or a mental task - had better be figuring out what their next job is going to be. 

I can't quite tell if it's for folks who are mentally challenged or if it's more of a halfway house.

There are noise standards no matter your mental issues or the issues of your child.It is wrong to decide one tenant can be destructful to another because of a medical condition.

I don’t want to sell the truck but I have mentally prepared myself to do whatever means necessary to build wealth and escape the rat race ASAP!
