Dont trust anyone’s financial projections.  

Working with contractors can be extremely difficult as projects get delayed and there is poor communication(red flags were not present before project began).

I actually happen to be working a new project related to exactly those questions.

This is a summary of learnings from a recent project I personally completed.  

There are also still a lot of projects in the talks stage, for example some people whispering that DFW will become the electric car capital of the world. 

Just like our BANKERS validate and question our deal analysis, you need to be the BANKER.Majority of the Syndication failures going on right now are due to either Short-term financing used on longer term projects- in a period of extreme interest rate hikes, material Inflation, or Covid related supply chain or personnel issues.You as the BANKER, know that all of the above should have been covered by the Syndicator and by you the BANKER. 

It was a cut and dry project and since it was my first deal it was an easy entry having already been slightly remodeled.

Just curious if you moved forward on this project.

Or, are the failed projects going to kingmade investors that have "special" relationships with the lending banks? 

I am coming near the end of this project and have already started plugging in some new addresses to run comps and get a jump on the ARV calculations to improve my experience going forward.
