You could look into a cash-out refinance with a private lender or a local credit union.

Lender had access to my savings account, DTI, credit scores, etc.I put 3% down and used the rest of my savings for the rehab.

It is a line of credit, that's why it won't escrow for RE Taxes.

The trade off was you couldn't apply to a 4 year college but this was a way for kids to get the math credit they needed for a diploma. 

A lot of borrowers shop lenders for days to find the "lowest rates" just to find out 3 weeks later that the lender cannot perform on their promise.

I plan on doing some on my credit line and the rest on HELOC loan.

My credit is still very strong and I would refinance and keep it within an LLC.Would appreciate any insight or help as it has been a very stressful time and I am looking to move quick on refinancing.

Liquidity is dry, debt is super super high on credit/auto.
