The most sure path for local RE investors seems to be with a near term exit. 

I live in Phoenix and my business partner and I put on a couple local forums for investors like yourself to network.

How concerned are those of you that have invested with Homeroom about the potential for local governments to shut this type of rental down?

A local Housing Commission needs a very good reason, with lots of paperwork, to exceed a limit.

Find a local meetup is your first step.

Build a strong team, prioritize cash flow, and take the time to understand the local market and regulations, especially for development projects.

I take a slightly different approach and try to partner with local vendors and get commission/kick backs.
