Do you think when would be a good time to invest because my husband and I 've been interested in some property in Germany recently but we are afraid that it might be to late.

My market and I suspect most Ca coastal cities have near lowest vacancy, late payment, missed payment, and evictions in the country. 

Hello,We have been using Buildium for 7 years but have noticed a number of "glitches" lately.

Guests always comment on how nice it is to have those things there, especially when they arrive late. 

You need to develop your rules and policies around late payments; and you have to be able to calmly deal with adverse situations.

We saw this happening a little bit a few years ago when many properties were getting multiple offers, but the market has been cooling rapidly to more of a buyers market lately (in my location at least YMMV).

Payments were usually late but I was still getting paid.

Also, if tenant were to be late (use grace period) he would not be able to pay since payment series no longer exists.
