It is user friendly and intuitive.

I have not yet paid for AirDNA to compare STR statistics (I found it to not be intuitive, therefore cancelled my free limited membership until I find a property). 

Lower cost, extremely intuitive, and they are continually making improvements.

Currently looking into intuit mint. 

Way more than you need.There are tons of other apps out there that allow tenants to pay online: Buildium, Rentec Direct, just to name a couple.You could even just sign up for Intuit Payment Network, or eRentPayments, etc. if you don't actually need all the software. 

It also might help if you through out some dollar numbers of how much stuff costs and what you could afford.At the end of the day do what feels light, don't resist your intuition.

Paying off a low interest mortgage instead of acquiring profitable assets is counter intuitive to creating wealth. 

Now, I don't know an investment that will double your money every day, but it helps align our intuitions with reality.Waiting to do something that is financially smart (and therefore usually involves compounding) costs much more than our intuitions would indicate.
