However, to avoid such situations I would have a two-level approach.First: Before accepting tenants, I would interview them with probing questions like "how long were you renting in your previous place" or something like "Where do you work".

You can't go back in time, but even now that seems like it might be your best bet.Ask around, particularly on this website, and interview a number of managers - then put it on the rental market.Once you've gotten it stabilized you'll be sleeping better and you can look at it again with clear eyes.

It sounds like you did do some basic interviewing of the contractors but you may have to take things a step further next time to ensure something like this does not happen again.

BTW, I saw 60Minutes and I was more impressed with Romney in that interview, I wish he had been specific but they got him closer than anyone else to date in the media or in his rallies, he was clearer and while I don't agree bottom line, he did make a better presentation and I can see how his base is so insistant. :)We will see if the debates can change anything, but I think it looks like BO will be taking it.
