Putting an intermediary into the transaction does not change that fact, and the IRS would see right through that intermediary in the event of an audit.A self-directed IRA is not a means for you to accomplish some personal financial goal today. 

I'd ask your 1031 intermediary for advice and if they are willing to do it.

Hello Fellow Investors, Who do you use for your qualified 1031 exchange intermediary ? 

To do a 1031 exchange you must use a qualified intermediary who is involved prior to the closing of your sale. 

You are a 1031 intermediary.
