@Michael Daniel - I'm experimenting with a few "AI" generated sources/lists now and my initial perspective is that they're another source of deal flow, but not much better conversion than other areas including wholesalers, MLS, etc...

Both were back when I had a proliferation of 0% balance for 18/24 & 0% transaction fee, and both checks generated a phone call from the credit companies (Bank of America and CitiBank) to ensure they were legitimate.

You can invest the capital gains generated from the sale of assets such as stocks, bonds, real estate, cryptocurrency, etc.

Highlight efforts to minimize displacement, such as offering lease renewals or supporting affordable housing initiatives, and share data to clarify financial realities.

Otherwise, I think it's a good initiative!

I am happy to be mistaken, but that is my initial impression.  

Initially I would keep 3 of the units on 12 month leases, and utilize the 4th as the furnished month to month, for proof of concept in the area, before converting the other units. 

I think a lot of people are hoping a mentor/coach/RE guru, will hand hold them and they buy X amount of properties and generate X amount of dollars in rental income and they become "financially free from their W2 job" and wealthy.
