I am purchasing a Duplex 5bd/2bth each side, and planned to house hack one side and rent out the rooms. 1.

Hello, my husband just became a licensed realtor and we are looking at creative financing options to house hack/ make our current primary home into an investment property and purchase a new primary home for ourselves. 

The guest said she was house hacking but only stayed there in the property 6 months out of the year and short term least it out the winter months to travel and stay where it is warmer weather.

How do you claim taxes on a primary house that you house hack?  

Planning to rent the 4/1.5 side by the room and house hack by living in 1 of the 4 bedrooms then planning to also rent the larger 1/1 side.Planning 5% down as owner occupied financing. 

Buy a flip, or house hack a 4 plex, or BRRRR a rental?

Ryan if you were posing this as a general question for most beginning investors, I would say buying close to home such as house hack or within a 2 to 3 hour drive to reduce the risk that's involved with OOS investing.
