I really just went off the fact that property was super affordable and it was very clearly obvious to me that Joshua Tree could only grow and become more developed because of the beautiful park and proximity to LA/Palm Springs.

My advice probably isn't the one that will maximize your return, and it may not even be what I will follow as we continue to grow our portfolio, but here it is.My wife and I manage 5 units (4 we own, and 1 we arbitrage), and we allow anyone to give us 30 days notice to vacate at which point they can be let out without penalty.

--> Says at the 10 year mark, could probably withdraw $2K - $4K / month and continue investing the remainder and continue to grow.

It sounds like you've done a lot to improve the property already, and with a good location near a growing downtown, it has strong rental potential.

Are employers moving in, is the population growing, is the average household income high, does it have good market fundamentals?
