I was a year into it, P.O.ST certificate training, when the State of California had a hiring freeze.

It wasn't even a particularly cold winter (in southern MI) but it just depends on the conditions, how the wind blows, etc- you never know which year is going to cause a problem.I'd consider having someone turn the system on in the spring also- it is a good time to check that all the heads are popping up and aimed properly and functioning, the freezing and thawing of the ground can make them move.

@Aseel Yerunkar true you don't have to worry about much outside of the occasional tornado, but as someone from SoCal you will be exposed to the freeze/ thaw cycle real quick. 

If you REALLY wanted to take it further, you can freeze accounts, garnish wages, etc. 

My concern is that if I were to have tenants in the property and a line freezes, I would need to tare up the floor to get to my lines and replace them, a suggestion was made to run a small 4" T from a line of ductwork and heat that part of the crawl space. 

I would suggest as a rule of thumb to repair only once on these and replace a second time with the exception of if the unit is freezing up.

I can't even respond to anyone, the app just freezes them crashes.

No one in their right mind wants to move in the snow and freezing unless they have to.

As a matter of principle, nobody — nobody — get's to sit down for a lease signing with us without certified funds hitting the table at the same time (if not before).More often than not, "the rental check will arrive a few days after" hell freezes over!
