@Alexis Fox Hi Alexis, Although the state of Pennsylvania leans towards tenants, Pittsburgh PA is still really attractive to Investors for a variety of reasons. 

A property manager typically has long-term relationships with a variety of vendors that do quality work for a fair price and are responsive.

Strong ties will hold R30 batts in place and they come in a variety of sizes.

Hey everyone,New to the forum, though I've been trying to get educated on real estate investment for a little while now.I've been living in the North DFW area, more specifically Coppell, for a couple years now.I'm getting about ready to make the jump towards my first investment property.I guess I was just hoping to maybe network with local investors to get some feedback on my current thought process.Not really looking for a BRRR, though I'm not 100% against it either.As of now, plan looks like:$250k SFH around Coppell / Southlake /Flower Mound / Grapevine (keeping an eye on Lewisville / The Colony / Roanoke as well).Really appreciate all the available resources on here.Amazingly helpful.Stay safeManu

To each his or her own though.Either way, real estate is excellent in all varieties of retirement assets if you know what you are doing. 

When we are ready to close and move to the construction phase, a construction loan is brought in and other needed equity comes from a variety of places (other investors, LP investment firms, etc...)
