I am currently on an extension from last year and am hoping to talk to someone who is knowledgeable specifically with filing taxes for real estate investors and can actually give some insight on how to set up for the future.I am also looking for a real estate attorney who can guide me on how to properly set up my companies, legalities etc.

As you may recall, I have some tenants moving out that cooked extensive Indian food which tends to linger a bit more due to all the amazing yummy spices.Can you recommend a good carpet cleaner and maybe the same or separate company to give the house that new house smell?

Have you passed your deadline for loan approval or closing and the problem is the seller won’t sign an extension to the contract?

Once this project is complete, I may have a 2 family that will need extensive rehab as well.

Can you extend tenancyLike after the 60 days are up can you then give a 20 day extension period where the tenant has to leave. 

This is assuming you don't need extensive stuff, plans, architectural drawings, etc.

You can't just buy a unit in a 2 flat - you can buy a condo in a small condo building but to buy one unit in a 2 flat requires extensive zoning changes, tax pin changes, ect.  

The home needs extensive work that includes kitchen and bathroom remodels;  HVAC installation; boiler/baseboard heaters removed; plumbing work; and some girder/sister joints replaced. 

Some older buildings cannot be extensively repairs.
