I've benefitted so many times from the extraordinary generosity of others that I have lived by the rule of "pay it forward"...but this was one of my less enlightened decisions.

When you get a few minutes, try reading the actual text of the Constitution...it's an enlightening document!

Perhaps read a book or two.You may find it enlightening...

Hey BP, looking for my first investment property, I will be ready to make a move very soon I am from Brooklyn NY,  I have witnessed what has taken place Downtown BK as well as Bedstuy, with gentrification, it has sent prices through the roof  However, I have been doing some research in Philly  it looks as if the same thing is happening In Fishtown as well as Brewery town I have seen prices in the mid 200's and up, as appose to Brooklyn where you can not even look at a property without a million dollar  price tag attached to it, of course the numbers have to make sense in order for me to make any type of investment that goes without saying, I am not very familiar with both Fishtown or Brewery town  I  am really intrigued on what's happening in these particular parts of Philly for a buy and hold investment, can someone enlighten me a little bit more on these neighborhoods it will be greatly appreciated. 

I think it would be enlightening to those seriously considering Balt (I exclude those that live in Balt area as I suggest all investors start self managed local).  

Wells-Fargo's Housing Opportunity Index also shows how housing is becoming more expensive relative to median incomes.Intel is laying people off (good paying jobs), Boeing is laying people off (good paying jobs), and Information Week just posted about about more than 260,000 tech workers on the chopping block in 2016.Everyone is running into RE as an investment and the less-enlightened are over-paying for that opportunity.
