In these units we are seeing energy use improvements of 40 - 75%, but a large portion of that would be due to the envelope enhancements.   

They will make improvements and repairs, to a point, to enhance the value which may then be going to the past owner.

A person buying a house in that price range is only concerned about monthly payment so get them as high as the person can reasonably afford so that the amortization time is lessened thus enhancing the resale price for you note.  

While you are doing this you can learn your market, further educate yourself and enhance your plan of action.

The effective date of any deed is the date made, not the date filed.And IMO, you should have used a Special Warranty Deed to enhance the chain of title, but oh well....And don't those folks get picky picky picky!

My concerns about this is rental competition (since there's 20 identical units next door) and inability to increase value appreciation (outside) since enhancing the outside of the one 4-plex unit probably won't have much of an effect on the whole complex.

A completed short sale that resolves liens or title issues could really enhance value on a re-sale.It's the SS lender's job to assess the collateral on their loan and get the appraisals they need before selling.
