You're better off reading the BiggerPockets forms getting a couple of books worth 100 bucks total and going from there.

Listen to the BiggerPockets podcast for expert advice, read books like "The Book on Rental Property Investing" and "Set for Life" by Scott Trench, and join local real estate investing groups or meetups.

My employer never had such a requirement.  

The real question is if she reads rich dad / poor dad 4 quadrants of cashflow.

By the way, from what I read in the Wall Street Journal, there’s a growing number of niche investors cropping up who love grabbing assignments that fly under the mainstream radar, especially if you’re bringing something fresh to the table like a distressed duplex they can reposition, or a small portfolio of row homes they can turn into long-term rentals.

Just last month, from what I read in the Wall Street Journal, there’s been a growing interest in these more under-the-radar markets.. places like Casper that might not scream top-of-the-charts popularity, but quietly attract buyers who appreciate untapped potential.

While I am not involved - i have read the accusations and whether or not if they are true, that would scare me enough to stay far far away from anything they are associated with. 

I read about a woman who bought a foreclosure for $50,000 cash in Florida, then she immediately found out it had $150,000 in liens.
