NJ is tenant friendly, so she timed it well where the eviction process would've taken until the lease ending anyway.Her lease was up 3/31 - I was able to get her keys and change locks at 12:30am 4/1.After gaining access to the property, it seems like she has 90% of her belongings still there. 

I've heard you can pay for one of those mail boxes with several locked boxes in one unit.

The property is in California, so the children will get the benefits of a locked-in property tax assessment value that is at least half of similar properties ($27k), and when the children do sell, they will get a step-up in cost basis for ~$1.6M on the eventual sale.  

Are your losses locked up against your passive income? 

The rate lock is going to be a longer than expected freeze on housing inventory.

I'm locked into PMI with no out unless I re-fi.

You can always lock your bedroom doors when you leave if you want to keep your bedroom space private.

I just locked up 7 more last week, all 80kish, with 1200- 1400 in rent. 

5) Would you change the locks immediately?

I don't claim to have a crystal ball to give a time frame, but I think in the next 7 years we should experience a better market (at least to some degree), giving you a chance to refinance into lower rates if you wish.No point in locking in a 30-year fixed when the rates aren't incredible to begin with.
