It is a violation of the HAP contract to charge more rent for voucher recipients than market rate tenants.

If you sell, it will cost you a lot of $$$ Plus, you best asset is the interest rate.

Let's say my competitors are at $100/night.. what's a reasonable discount?

I heard but don't know the veracity of this claim, However FLA suffers from a lot of fraudulent claims there by also causing rates to be higher.. 

Especially combined with the high interest rates right now. 

Memphis is a market where BRRRR is possible, but with rates going up again, it's not a great idea.
