How long should I mail to the same prospect with direct mail before removing them from my "list"?

I have been burnt many times, but I don't let that deter me, since I know at the end I come out ahead.

Is it normal for RE companies to ask prospective agents who have not even taken the Nevada exam to sign a contact? 

Your rental insurance is not going to cover you when the wife of one of your partners shows the rental to a prospective tenant and makes the mistake of asking an over ponderal lady when is she due and gets (you all) sued for discrimination.So, you want insurance regardless.

Plus if you do a background check you can just have prospective tenants fill it all out through the site and it will keep it simple and all in one place.

From my prospective this could help prove to the owner that I am confident in my repair estimate but also provides upside to the owner if they turn out to be right about the repairs needed.

When I run my numbers on prospect deals, I run them as if I were purchasing it as a pure rental/investment property.
