I owe about 60k on the mortgage.Here's my brief 2 cents based on actual experience and #'s.Bottomline to me is what are you goals and does this property meet or is likely to meet those goals within the time frame you desire?

I hate it when folks call me, so I have no desire to call anyone. 

BUT, for flippers who take inventory that cannot be sold as-is, requiring large updates and investments to become livable and desirable, that is massive value.

SD is an extremely desirable place to live and for the right price I'm sure you'd have a lot of tenants very interested. 25% of utilities sounds logical. 

The demand for short-term rentals in this area is generally high, especially properties with desirable amenities like a pool.

I don’t think you’ll have a problem selling it as it will be highly desirable for either an investor or a home owner looking to house hack.

It's really going to depend on what your wants, needs and desires are with the property and what level of comfort you have with being remote with respect to the different variables necessary to run a successful VR.  

Meetup is a great site; you just have to sift through a lot of the less desirable ones.
