Beating the competition with design and amenities is definitely possible due to the smaller pool of people but my concern is having to invest potentially large amounts of extra cash for the amenities just to have a chance in making it cash flow.

Maybe take extra steps like walking the prospect to their car and glancing into it, while that is not a 100% indication that they will be a good resident, it definitely helps.

Definitely check their ID (FB is full of fake profiles) and screen thoroughly.... many, many scams out there right now.

They should definitely keep offering a fee and letting it be known in advance, whatever they deem appropriate that will help them sell (2 percent and up in my market although it is always negotiable).
