those dont turn over quickly if you have a great condition,,,modern decor and amenities,,,they dont complain much either. 

Here are some of the key ones:-Civil engineer-Architect-Real estate attorney-Securities attorney-Competent real estate broker-Builder (VERY key)There are other things like interior decorators and such, but the ones above are REALLY key to making the project work well.  

Seems to work well, they can use the area for decoration; battery operated candles and such if the cover is unscrewed but otherwise it's made to look clean, fresh and nice but not to be used. 

We've learned the hard lessons of HOAs (letters about work trucks parking an 1") on the grass, sports "memorabilia" on the porch (it was a decorative plantar), etc. 

Make sure it is complete though, the worst is renting a high end property and not being able to find a coffee pot or a cutting board...For decorations  you can change things up along the way so don't overthink it.  

I did a quick search at Floor & Decor (they have a place in Columbus).

I'm in a C class area myself but I raised my rents from $425 to $615 with just a little decor and design.
