Too many folks spend more time debating the numerous ways to structure things and miss deals in the process.  

After a long debate with myself today as to how to contact the owner, I decided to call him at his business (Which is not real estate) which was yielded pretty quick from a google search of his name.

Even though he said that he is willing to negotiate, I was debating offer him the asking price for seller financing at a lower interest rate so that he is still getting his asking price, plus making the interest on it and maybe finance it at 30 year amortization with a 4 or 5 year balloon and just refinance into a conventional.
