When you do a 1031 exchange you are in essence transferring the adjusted basis of the property to the new property.  

However Id like to know what are some data points and minimum criteria you look at in a market (like a 1% job growth YoY) to feel informed on your decision making processalso if you go to the area what are some things you look for physically that would be a good sign 

I use competitor pricing as guide posts but since I've been operating for several years, I look at historical, year over year data for my own place and raise it a bit.
