The hallway to the bedroom side of the house and two of the 4 bedrooms is paneled with a dark wood paneling. 

From experience, you cannot show a dark house, nor can your contractors turn a unit without power and water.  

In some case our painter has had to do 2-3 coats in order to get the color and texture right on a flip house, which in turn will cost extra.

It was a disaster for him and he showed his shining true colors by the way he dealt with investors through this difficult holding period.

In fact, any time information is shared regarding any of the seven protected classes: race, color, religion, national origin, sex, disability, and familial status it gets scary quick.

While they always display your occupancy percentage for the next 10, 30, & 60 days, it now shows the market occupancy rate when you hover over it and colors the number based on your relationship to it.

Thanks Kevin,I'll continue my search, I was just hoping to catch a break if someone in the BP community knew of a specific lender to save me some time shooting in the dark.

I used "z flashing" and painted it the same color as the siding, no horizontal trim.
