We interpreted the counteroffer meant the owner was not anxious to sell at our price, so we told the agent to contact us IF the owner decided to lower the price ..., and that we had an all cash offer funds verifiable now. 

It was definitely a learning experience, and some motivation was lost after the counter-offer, but I am keeping my head in the game.

I am getting more counter-offers on my low-ball offers, so the excellent litmus test tells me that sellers are becoming more willing to negotiate as the buying pressure slows.
