This is changing and some landlords/property managers are accepting anywhere from 4 payments to a month-to-month with a small convenience fee added.- There is a service fee for building maintenance.

No one is required to go to them, but some folks prefer as it is more convenient and already validated by this PE firm.

It's also convenient to issue a credit to the tenant for small repairs.

Are callers being turned off by a list of requirements - versus being told how convenient/great the property is?  

I will definitely look for into southern california as it would be more convenient since I live here, but I worry about finding the right price point. 

Usually schools and crime... walkability comes in to play in some areas (usually more urban,) but local conveniences certainly can be a factor.

I personally don't like the smaller stuff because I want more units of cash flow and don't want to depend on appreciation (to me thats gambling). 

Whatever is convenient for you. 

@Andrew Terrell Yes I'm very comfortable and familiar with the neighborhood, I have a friend and a few family members who live a few blocks away so this would be pretty convenient for visiting them.

We asked in one addendum to have all rents collected before close but again they conveniently didn’t sign.
