The preferred return is only one component of a syndicated offering. 

Nobody is talking about supply chain which is a huge component of inflation.

There are some additional benefits outside the reduced liability component, particularly for holders - like owner privacy/reputational risk and tax efficiency using the strategy that Joshuam alluded to.

A 30 still as a 70% balance when a 15 is DONE. 3 months of vacancy and a 30% decrease in rent rate is the problem, not the 15yr mortgage.  15 years amortization table is awesome if one understands to read the price chart ...but what folks doesn't realize, you could do the same to 30y frm by adding more principal.remember how FRM amortization table is calculated, there's time component on top of those,so paid more principal early equal to more equity at the endthis is the easiest way to make money in long term without buying any guru class lol

Those two components will get you much lower rates and save you  thousands. 

The people component is how you learn absolutely everything.

Inflation isn't necessarily caused by new purchases, a large component of it is a psychological expectation of higher prices.As far as new purchases leading to higher inflation, I barely even saw a slowdown in my market (North Dallas) and very few price cuts.

All I go with many of the other people have said one of the first things you'll want to do is educate yourself on the different components of this type of investing and then look for local professionals that can help you fill in any gaps.

If you did, just have your CPA allocate the costs to the different components that were updated.
