We explained the large commercial buyers like to do due diligence before committing to a new project and if word gets out early it can scare them off and create a public black eye for when it is announced they have committed and have not.When all properties for the project are under contract THEN the site plans are submitted with going public etc.

If they bring in values to homes where they end up going into default on the loan in the future, that appraiser gets a black mark.

Well here's what I ended up with for my first yellow letters mailing which gave me a nearly 5% response rate and 1 pretty sweet deal.I wasn't about to go out and buy a new color laser printer for a mailing that I didn't even know was going to work, so settled for my old black and white laser.

We are brining in a fresh truck load of black mulch today and spreading it out and power washing the house to make it as desirable as possible for the open house.
