Linden Heights has some really nice houses, especially on the hilltops, and if it is one of those mid-century masterpieces (guilded carpentry, steel supports, elevated foundations) with lots of light and fully rehabbed, then I like the deal.

IE subdivisions that were created in the turn of the century up to the 1930's but because they were under one ownership the assessor had merged them to one tax parcel.. under that tax parcel I found many subdivisions  10 to 100 lots.. we would then buy it like it was a bare 5 acre..

Aside from loopnet, I like to use some of the local broker websites like Verani, Conway, Donahue, century 21, Atlantic  properties etc...they all have searches you can modify for commercial.

Unless you just strip the seller's equity and get the deal of the century, what you can get for $6500 will be SCARY and NOT worth owning.  

Market is high here in Phoenix but has runway left, at least 2 years from multiple sources, you can do that Mid-Century Modern Re-position here without breaking the law, raise rents and refinance the new equity out.

The reason that good agents have earned 5-6% on home sales for about a century is very similar to why attorneys are so expensive - to put it very generally, for a 5-digit price, they're protecting you from 6+ digits of loss/risk. 99% of people would probably do best to never represent themselves in a court case, and it's not too different in SoCal real estate (other states may be much more friendly to FSBO's.)Anyhow, you shouldn't have any problem selling it yourself, that's the easy part.
