You can often get better deals by shopping online, but you're going to have to piece stuff together from multiple suppliers, so the money you save will cost you a lot of time.Deals come and go, but won't always be in the style you want.  

I would seek legal advice as well as a title search since the borrower seems to not be paying anyone and there could be some unpaid contractor and or suppliers as well

Many times, I introduce them to less expensive suppliers, that they continue to use after my job is completed.

If not ,you might talk to a metal roof supplier or a metal fab shop in your home town about good roofers.

Also, can you recommend any equipment suppliers?

That's where we have found our suppliers running ads. 

In Maryland that is one path to becoming a housing supplier for special-needs tenants, but I'd rather not do that.

We do not use a food supplier since they are a complete rip off and unless you are spending hundreds or 10's of k's per month you have no leverage on a food supplier to lean on them and get their costs down.   

Most suppliers would likely be willing to hold until needed.
