But many Solo 401k clients are starting by setting up a brand new self-directed account from scratch because IRS rules allow large contributions (up to $60,000 per year per participant) into the Solo 401k plan which give them very good start.With small amount of funds you will have very limited investment options.

Since we have the stainless appliances, the porcelain wood grain tile floors, the granite, and so on, and brand new privacy fences and newly installed patios with pavers, we think our units are comparable to the high end apartments, but without the community facilities those come with.

I agree each property will have components of different age, but doesn't their estimate assume the best case of brand new components with a full remaining life?
