Great Addition - on the switch from year to year - arguably the biggest flag in my opinion in Real Estate - "shiny object syndrome" switching from niche to niche repeatedly (especially as a "Guru") - whats tried and true for RE success IMO is people that stick with one strategy and niche (type, market, strategy, etc.) for years, stay focused when its in and out of flavor, and end up with big wealth and track record after years.Definitely flags of the last few years when people go from "STR" to "Multiamily Syndication" to "Boutique Hotels" to "Experiences" and so on... 

Plus negligence injuries etc.In my opinion, the single biggest risk of real estate is opening yourself up to potential liability.

My current project is one that I inherited but will definitely pay off in the long run.One of my biggest questions I hope to get answered is how private lending works and if it is worth it. 

This is the biggest problem with it.

Biggest thing is make 80% of your revenue in football season and it is ok the rest of the year.

The biggest concern they are having is over dramatically increasing costs...not so much with rate, but with items like taxes and insurance.

Employees will be your biggest headache .

My biggest question is -- are the rates higher for "delayed purchase" or would it be the same as a regular purchase?
