@Umer Shafiq I don't believe there is a service that reports payments regardless of late or on-time which the tenants can not opt out of.

Most loan packages include something you sign that says that you will cooperate with them to correct any technical errors like this and I believe it also includes the ability for them to sign for you if you don't but obviously they prefer to have clean paperwork where you have signed it.

For retail investors I would be more worried about what the sponsor does vs who they are raising from - when I see a fund start branching out and doing something not in their strike zone whether it’s crypto, oil and gas, MF, debt and mobile home parks etc that to me is a red flag - especially if they are also spending their time traveling the Public Relations circuit selling mentorship’s vs managing assets.One last thing to add, I know iof someone who had one investor for 25 million.

Hi Heidi - When you sell a property, the IRS requires you to "recapture" the depreciation you’ve taken on that property but by doing a 1031 exchange, you can defer not just capital gains tax but also depreciation recapture tax.If you believe apartment complex is a good investment, with the 1031 exchange process, this can be a beneficial strategy.

I believe this information should be shared before they take your 8000.00  Open Spaces program created a Facebook page (for Alumni of the program) to allow all cohorts to communicate and ask each other real estate investment questions even after the 3 months program closed.
