I can't see a reason in the world to sell it to an LLC now since you want to maintain your husband and wife tax exemption on the future capital gain as a primary residence, but since it's rented now you may want to consult on that.

Hey Kevin, a couple thoughts from someone who's done something similar.My wife and I moved with our (not even) 1 y/o son from the Bay Area to Metro Detroit in 2017.

I ran an O&E and I got:- "notice of election and demand for sale by public trustee"  this is for about 350k and I assume is the lender whom he didn't pay- "MERS assignment of deed of trust"  I'm not sure what this is but I think it's related to a quit claim deed where he added his wife to the deed thinking it would shield him from foreclosure.

My wife is a realtor and she found it.
